Pond View Homes on the map.
Riverview recent sales.
Ponds are part of almost every Riverview community, built to manage stormwater and placed so many homes look out on open water, with no home directly behind them. This page lists Riverview homes for sale with a pond view, including homes that back right up to the pond.
Most neighborhood ponds are stormwater retention ponds. They’re usually maintained by the HOA or CDD, and swimming and boating generally aren’t allowed. Fishing rules vary by community. Water levels rise and fall with the seasons, so the view in the dry spring can look different from late summer. If you can, see the pond at both times, or ask the owner for photos.
Find out whether the home touches the pond. Some lots back up to the bank, while others look across a street or common area to it. On a lot that backs up to the water, ask about the bank, because erosion along pond edges is a common maintenance item. Check the survey for a drainage easement, which can affect a fence or pool. Don’t assume you can drain a pool into the pond, and expect fences on pond lots to be limited to low aluminum or vinyl styles that keep the view open.
Retention-pond homes are usually in Flood Zone X, but don’t assume it. Look up the zone before you offer, and ask how the yard drained in recent storms, since a pond lot can still take on rainwater.
