Southfork Lakes Homes for Sale in Riverview, FL

Southfork Lakes is a newer single-family community in south Riverview, FL, just north of Big Bend Road and east of US-301. On county plats and its CDD it goes by Carlton Lakes, but locally it is known as Southfork Lakes. Clement Pride Boulevard and Carlton Fields Drive lead in from Big Bend Road. Homes and Builders

Southfork Lakes was built between 2017 and 2020 by D.R. Horton, Lennar and M/I Homes, so you can compare three builders’ floor plans in one community. The homes are close in age and were built to current Florida building codes. Two-story plans are the more common type, alongside single-story homes, and many streets back up to the community’s ponds. With homes this similar in age, the builder, the floor plan, the lot and any pond view drive most of the difference between two homes.

Amenities

The clubhouse on Carlton Fields Drive has a resort-style pool, a fitness center and event space. The community also has a playground, a dog park, tennis courts and walking paths around the ponds.

HOA and CDD

Southfork Lakes has an HOA and the Carlton Lakes CDD, which owns the clubhouse and its amenities. The CDD assessment is billed on the annual property tax bill. Despite the similar name, Southfork Lakes is a separate community from South Fork, with its own CDD and amenities. I’ll get you the parcel’s tax bill and the HOA documents so you know the full monthly cost.

Schools

Southfork Lakes is zoned for Summerfield Crossings Elementary, Eisenhower Middle and Sumner High for 2026–27. You can confirm the schools for any address with the Hillsborough County Public Schools school finder or our Tampa Bay School Zone Locator.

Location

Living right off Big Bend Road puts the I-75 interchange, Apollo Beach and the rest of the South Shore a short drive west, and US-301 brings Riverview’s shopping within easy reach.
