Triple Creek recent sales.
Triple Creek is a master-planned community in southeast Riverview, FL, set between Balm Riverview Road and Big Bend Road, with Rhodine Road along its north edge. Building started in the early 2010s and new homes are still going up in its newest villages. The current Triple Creek homes for sale are listed on this page.
Triple Creek is laid out in named villages, and each village has its own builder, lot sizes and floor plans. Builders here have included Lennar, Mattamy Homes and Homes by WestBay. The first villages near the Balm Riverview Road entrance date from the early 2010s, while the villages farther north and east are much newer. Expect a fairly even split between one-story and two-story homes, from three-bedroom plans to large two-story homes with five or more bedrooms. Triple Creek Boulevard ties the villages together and runs all the way through from Balm Riverview Road to Big Bend Road.
The Hammock Club on Boggy Creek Drive is the community’s main amenity center, with a resort-style pool, a fitness center that is open around the clock, and an event room. Around the community you will find more pools, sports courts, athletic fields, playgrounds, a dog park and walking trails, and the Triple Creek Nature Preserve borders the neighborhood.
Triple Creek has an HOA and is served by the Triple Creek CDD, which owns the amenity centers. The CDD assessment is billed on the annual property tax bill, and the amount depends on the village and lot, so I look up the exact figure for every home we consider.
For the 2026–27 school year, Triple Creek is zoned for Dawson Elementary and Barrington Middle. Most of the community is zoned for Sumner High, and a few sections are zoned for Riverview High. Confirm the schools for a specific address with the Hillsborough County Public Schools school finder or our Tampa Bay School Zone Locator.
Big Bend Road is the main route out of Triple Creek, heading west to US-301 and the I-75 interchange. Balm Riverview Road leads north toward Boyette Road and Brandon, so the community has two practical ways in and out.
Because builders are still selling here, you can compare a brand-new home against a resale a few streets over. The resale may come with a finished yard, blinds and a screened lanai already in place. The Triple Creek market report breaks out recent sales so you can see how each village prices. Just west, across Balm Riverview Road, Ballentrae is a smaller, newer option.
I’m a Tampa Bay native, and I’ve been helping buyers find the right home here since 2009. I hold bachelor’s degrees in Real Estate and Finance from Florida State University, so when we look at a home in Triple Creek, I look past the paint and at the things that decide whether it’s a good buy for you.
